of Sunny Beach in a matter of minutes. This excellently architected complex consists of 2 blocks, each on 5 levels and

offering a total of 80 apartments. The complex offers 1 and 2 bed apartments in a finished state in a ready to use state.

LOCATION
The resort is situated on 36 km north of Burgas and about 90 km to the south of Varna and is the largest

holiday complex on the Black Sea coast. It numbers over 100 hotels, erected in long and wide lanes, surrounded by green and

shady parks. It is naturally set in a small bay, protected by the slopes of the Balkan Mountain to the north. Its six-

kilometers-long beaches reach as far as Nessebar to the south. The Mediterranean climate of the resort, a wide semi-circular

bay facing east an over 8 km long beach strip, 30-60 m wide, fine golden sand, natural dunes a clean and gently sloping sea

no dangerous fish, 1700 hours of sunshine from May trough September and average daily temperature in summer 27C makes it

preferable for family tourism. It offers the whole specter of services as well as plenty of entertainments for the children.

Historically, the Sunny Beach resort was built for the 3-star tourist market, but during the nineties and especially during

the past several years, all new hotels that were built and all renovated hotels were built to target the 4-star and 3+ star

market. On the other hand, 20 years ago the active tourist season in Bulgaria was 3 months long and currently it lasts for at

least 6 months. For the past several years, private investors have invested in the resort more than EUR 300 million in the

construction of new hotels – primarily 4-star hotels and in the renovation of the existing 3-star hotels. This hotel complex

will aim to attract a variety of the market segment. The hotel will be situated in the near the center of the resort Sunny

Beach, only 750 meters from the sea. It will be constructed on a flat terrain with an angle that will give most of the

apartments a unique panorama. The whole complex consists of two independent buildings, looking eastward to the sea, forest,

small restaurants, swimming pools, cafes, gardens and stores.
AMENITIES AND FACILITIES
The hotel complex will consist

of studios, 1-bedroom and 2-bed suites and will be constructed and furnished to meet the highest quality standards of 3-star

or 4-star hotel properties and in accordance with the standards of the leading a hotel brand that plan to attract on a

management or a franchising contract. The apartments will be equipped with modern appliances and designer-style furniture,

TVs, other electronics, for additional cost. The all apartments have allocated space for kitchenettes, with the purpose of an

alternative for those clients who would like to feel the atmosphere of a home, or to be available as an additional

convenience for the hotel guests. This is one of the very few complexes in Sunny Beach Resort that complies with the highest

quality standards of materials that will be used in its construction, furniture, interior design and service. Naturally, it

will allow all-year round. Its out-door swimming pools and gardens that will be gated to offer a very private club-like area

THE INVESTMENT

OPPORTUNITY
During the past 5 years, the Bulgarian tourism market has been growing at a rate exceeding 10% per year. The

summer tourist market originating from Western Europe has grown at more than 15% and for some countries such as the UK,

Germany and Russia, the growth rate is more than 20%. The planned target market includes a variety of the tourist segment of

the market, which is not targeted by any other hotel at the Sunny Beach resort. The nationality of the target market will

include primarily guests from Russia, the Balkan countries, the Arab countries, Bulgarians and of course tourists from

Western Europe. The management of the hotel will provide a high quality of the service that will be offered and will be an

important reason for many clients to stay at the complex time and time again. With a planned management or a franchise

agreement with one of the leading management company, that will guarantee the quality of the service to the guest and client.

Effectively, this apartment building will be managed as a 4-star luxury hotel comprising of suites of different sizes.

DATE OF COMPLETION
The residence buildings will be completed towards the end of April 2007 and the owners of the

apartments will be able to obtain their property totally completed, as described above. Furthermore, each owner of an

apartment will have access to all services of the complex, as well as the swimming pools of the complex. The construction

will take place in two stages:
